Scenario
You are a would-be first-time home buyer who wants to purchase a residential property for you and your family in Auckland. As part of your preparation to attend the property auction sale, prepare a due diligence report by conducting a desktop due diligence report to guide on the amount to bid for the property.

Due Diligence Report
Your written report must feature:

The due diligence report will include an estimate of the market value using the sales comparison valuation method. Also, justify why this valuation approach is most appropriate for this assignment compared to the other two (cost and income) approaches by stating the instances where these other approaches could have been useful with their merits and drawbacks.

The report will include a market value estimate using the sales comp approach. A minimum of 5 and a maximum of 7 comparables will be compared with the subject property by sourcing available data on homes.co.nz. Ignore all recent sales of the assigned subject property itself.

Make reasonable adjustments/assumptions where necessary, and justifications (or basis) should be provided for each adjustment/assumption.

Refer to academic research papers where appropriate to justify assumptions made.

Attention should be given to the following value attributes when making assumptions. They include:
- Title (freehold, cross lease, unit, etc.)
- Location (suburb and lot position)
- Date of sale
- Land area
- Building floor area
- Land contour (level, moderate, steep)
- Utility (bedrooms, bathrooms, car parks, etc.)
- Water views
- Wall cladding materials
- Building condition (wall and roof)
- Quality of interior fittings and finishes

Adjustments should not be limited to only the attributes mentioned above; therefore, you must include additional adjustment attributes in your report.
- The report should also show your understanding of the Auckland property market dynamics.
- Make explicit, detailed adjustments for time of sale using the QV Housing Price Index.
- The report should contain images as appropriate, tables showing adjustments, and a description of the process used to determine the subject property’s market value.
- Brief descriptions of the comps stating the differences and similarities to the subject property should be provided with accompanying images. This should be done in a logical order of similarity.
- Images and tables in the report should be labeled with an explanation of what they represent, and all information should be written in the report logically.
- The entire assignment should be conducted remotely as a desktop analysis. No physical inspections should be conducted on the subject property or comps.
- Any images of the subject property or comps analyzed in the report should be acquired from the internet through websites such as Google Maps Maps, and/or Auckland Council’s GeoMaps.
- The report should be a minimum of 4 and a maximum of 6 A4 pages in a single PDF file.

The report must include a table comparing the subject property against the selected comparables and clearly identify the explicit adjustments made.

Each student will be sent an email from the lecturer to the student’s official University of Auckland email account (your upi@aucklanduni.ac.nz). This email will provide each student with their uniquely assigned subject property’s street address, its certificate of title number, and legal description. Students MUST analyse the property that they have been assigned. If the subject property analysed in a given due diligence report does not match the property that has been specifically assigned, the student will receive no marks on Assignment Two.
If in the rare event that no record exists about the assigned property on https://homes.co.nz/ or there are other missing data issues that arise which make completing the assignment impossible, it is the student’s responsibility to promptly contact the lecturer on mayowa.adegriola@auckland.ac.nz and request an alternative property be assigned to them. Delays associated with identifying issues surrounding an assigned subject property do NOT warrant an extension of time. This preliminary analysis of the subject property and check for missing data issues must be done as soon as practically possible by the student.
Some missing data can be readily dealt with. For instance, if the assigned subject property has ‘NO RECORD’ showing for the property’s decade of construction, assume the 1980s as the decade. If the property’s public record does not include zoning information, simply indicate this information is missing and make no value adjustments for differences in zoning between the subject and comparable properties. For students who have been assigned a subject property that is on a cross-lease title or are using any comparables on cross-lease title, you will need to determine the effective site (land) area as this is not provided in the Council records.

For all assignments in this course, you must provide references to the literature you use, formatted in the correct APA 7 referencing style.
